Property preferences (location, type, price range, bedrooms, amenities), search history on our website, viewing history, offers made or received, signed Forms A / B / F / I (RERA), Memoranda of Understanding, Sale and Purchase Agreements, Oqood and title deed information, mortgage pre-approval status.

Communications data. Records of calls, emails, WhatsApp messages, web-form submissions, chatbot conversations, recorded calls (where lawfully permitted and notified), enquiries from third-party portals (such as Bayut, Property Finder, Dubizzle).

5. Legal Basis for Processing

Under the PDPL, we process personal data on one or more of the following bases:

  • Your consent, for example when you opt in to marketing communications or property alerts. You can withdraw your consent at any time.
  • Performance of a contract with you, or steps taken at your request prior to entering into a contract, such as arranging a viewing, preparing a Form F, or processing a reservation.
  • Compliance with a legal obligation, including obligations under the UAE AML Law (Federal Decree-Law No. 20 of 2018 and its implementing regulations), DLD requirements, RERA bylaws, tax law, and any court or regulatory order.
  • Protection of our or your legitimate interests, where these are not overridden by your rights and freedoms — for example to operate, secure and improve our website, prevent fraud, and pursue or defend legal claims.

Where we rely on consent and you withdraw it, we will stop the processing that depends on that consent. Withdrawal does not affect processing carried out before the withdrawal.

6. How We Use Your Data

7. Sharing Your Data With Third Parties

8. International Transfers

Some of our service providers and partners are located outside the United Arab Emirates. When we transfer personal data outside the UAE, we do so only:

9. Your Rights Under the PDPL

Subject to the conditions and exceptions set out in the PDPL, you have the right to:

  • Erase personal data, where the processing is no longer necessary or where you have withdrawn consent and there is no other legal basis to retain it.

  • Receive the personal data you have provided to us in a structured, commonly used, machine-readable format and, where technically feasible, request its transmission to another controller (data portability).
  • Withdraw consent at any time, where processing is based on consent.
  • Not be subject to decisions based solely on automated processing, including profiling, that produce legal or similarly significant effects on you, except as permitted by law.
  • Lodge a complaint with the UAE Data Office.

10. Marketing Communications

We send marketing communications only where we have a lawful basis to do so. You can opt out at any time by:

  • replying "STOP" to a marketing SMS or WhatsApp message; or
  • emailing priya@grandchoicerealestate.com, stating which communications you wish to stop.

We respect the requirements of the UAE Telecommunications and Digital Government Regulatory Authority (TDRA) regarding unsolicited electronic communications. Even after you opt out of marketing, we may continue to send transactional and service messages relating to your active enquiries, viewings, contracts, or legal obligations.

11. Data Retention

We retain personal data only for as long as necessary for the purposes set out in this Policy, taking into account:

  • our contractual relationship with you;
  • our legal and regulatory obligations, including the AML record-keeping obligation to retain KYC and transaction records for at least five years from the end of the business relationship or transaction;
  • our need to defend legal claims, taking into account applicable limitation periods;
  • the expectations of regulators such as RERA and the Dubai Land Department.

When personal data is no longer required, we securely delete or irreversibly anonymise it.

12. Data Security

We implement appropriate technical and organisational measures to protect personal data against unauthorised access, alteration, disclosure or destruction. These measures include access controls, encryption in transit, secure cloud infrastructure, periodic backups, training of our staff, and contractual security obligations on our service providers.

No method of transmission or storage is fully secure. In the event of a personal-data breach that is likely to result in a risk to your rights and freedoms, we will notify the UAE Data Office and, where required, affected individuals, in accordance with the PDPL.

13. Children's Privacy

Our services are intended for individuals capable of entering into binding contracts under UAE law. Property transactions in the UAE generally require parties to be at least 21 years of age. We do not knowingly collect personal data from individuals under 18.
