We are committed to handling personal data in accordance with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data (the "PDPL"), its Executive Regulations, and any guidance issued by the UAE Data Office and applicable sectoral regulators.
For the purposes of the PDPL, [PLACEHOLDER — registered legal name not set] is the data controller of the personal data described in this Policy.

- Developers, agents, brokers, mortgage advisors, conveyancers, and other counterparties.

This Policy does not apply to third-party websites, portals, or applications that we link to. Their privacy practices are governed by their own policies.
3. Personal Data We Collect
Depending on how you interact with us, we may collect the following categories of personal data:
Identity data. Full name, nationality, date of birth, gender, copies of identification documents (Emirates ID, passport, residence visa), photograph where required for KYC.
Contact data. Mobile and landline numbers, email address, WhatsApp number, postal address, country of residence, preferred language and communication channel.
Financial and KYC data. Source of funds declarations, proof of funds, bank statements, salary certificates, employment information, tax residency information, beneficial-ownership information, AML screening results. We collect these only when required to fulfil a transaction or to comply with our legal obligations.
Property and transaction data. Property preferences (location, type, price range, bedrooms, amenities), search history on our website, viewing history, offers made or received, signed Forms A / B / F / I (RERA), Memoranda of Understanding, Sale and Purchase Agreements, Oqood and title deed information, mortgage pre-approval status.
Communications data. Records of calls, emails, WhatsApp messages, web-form submissions, chatbot conversations, recorded calls (where lawfully permitted and notified), enquiries from third-party portals (such as Bayut, Property Finder, Dubizzle).
Marketing and consent data. Your preferences for receiving communications, the channels you have opted in or out of, and the date and method of consent.
Technical data. When you submit a form on our website, we receive the address of the page you submitted it from and the address of the page that referred you there, alongside the details you typed. Our hosting provider keeps standard server logs, which include the IP address and browser user-agent of each request. We do not operate analytics, advertising or session-recording technology on the website, and we do not build a profile of your browsing: our Cookie Policy sets out exactly what the site does and does not load.
Sensitive data. We do not seek sensitive personal data. Where it is provided incidentally (for example a medical condition mentioned in a request for an accessible unit), we will process it only with your explicit consent and only to the extent necessary.
4. How We Collect Your Data
We collect personal data:
- Directly from you, when you complete a form on our website, request a viewing, request a valuation, send us an enquiry, subscribe to alerts, sign an agreement, or interact with us in person, by phone, by email, or via WhatsApp.
- From third-party property portals (including but not limited to Bayut, Property Finder, Dubizzle, and similar platforms) when you submit an enquiry through them.
- From advertising and social media platforms (including Meta, Google, TikTok, LinkedIn, Snapchat, YouTube) when you respond to our campaigns or lead-generation forms.
- From referrals and introducers, including other agents, mortgage brokers, banks, and existing clients.
- From public sources and corporate registries, when conducting KYC and AML checks.
- Automatically, through the standard server logs kept by our hosting provider when your browser requests a page. Our website carries no cookies, pixels or analytics tools; our Cookie Policy explains what it does load.
5. Legal Basis for Processing
Under the PDPL, we process personal data on one or more of the following bases:
- Your consent, for example when you opt in to marketing communications or property alerts. You can withdraw your consent at any time.
- Performance of a contract with you, or steps taken at your request prior to entering into a contract, such as arranging a viewing, preparing a Form F, or processing a reservation.
- Compliance with a legal obligation, including obligations under the UAE AML Law (Federal Decree-Law No. 20 of 2018 and its implementing regulations), DLD requirements, RERA bylaws, tax law, and any court or regulatory order.
- Protection of our or your legitimate interests, where these are not overridden by your rights and freedoms — for example to operate, secure and improve our website, prevent fraud, and pursue or defend legal claims.
Where we rely on consent and you withdraw it, we will stop the processing that depends on that consent. Withdrawal does not affect processing carried out before the withdrawal.
6. How We Use Your Data
We use personal data for the following purposes:
- To respond to your enquiries and provide information about properties and services.
- To qualify leads, match you with suitable properties, and arrange viewings.
- To negotiate, prepare and execute reservations, sales, leases, and tenancy renewals, including the issuance of RERA Forms A / B / F / I and the registration of transactions with the Dubai Land Department or Ejari.
- To process Oqood registrations and reservation deposits for off-plan properties.
- To perform KYC, AML and sanctions checks, monitor transactions, and report to authorities where required by law.
- To operate, maintain and secure our website, CRM, and communication channels.
- To send service messages relating to your enquiry or transaction (for example viewing reminders, document requests, completion updates).
- To send, with your consent, property alerts, market updates, newsletters, event invitations, and marketing about us and our partners.
- To analyse the performance of our website, marketing campaigns and services, and to improve them.
- To exercise and defend legal claims and to comply with regulators, courts and law-enforcement requests.
- To assess applications for employment.

- Acquirers, investors and their advisors, in the context of a corporate restructuring, merger, sale of assets, or due-diligence process, subject to appropriate confidentiality protections.
We do not sell personal data.
8. International Transfers
Some of our service providers and partners are located outside the United Arab Emirates. When we transfer personal data outside the UAE, we do so only:
- to jurisdictions recognised by the UAE Data Office as providing an adequate level of protection; or
- where appropriate safeguards are in place, such as contractual commitments imposing PDPL-equivalent protection on the recipient; or
- where another lawful basis for transfer applies under the PDPL, including where the transfer is necessary for the performance of a contract with you or to protect your vital interests.
You can request more information about the safeguards applicable to specific transfers by contacting us at priya@grandchoicerealestate.com.
9. Your Rights Under the PDPL
Subject to the conditions and exceptions set out in the PDPL, you have the right to:
- Be informed about how we process your personal data.
- Access the personal data we hold about you and obtain a copy.
- Rectify personal data that is inaccurate, incomplete or out of date.
- Erase personal data, where the processing is no longer necessary or where you have withdrawn consent and there is no other legal basis to retain it.
- Restrict or object to certain processing, including processing for direct marketing and processing based on our legitimate interests.
- Receive the personal data you have provided to us in a structured, commonly used, machine-readable format and, where technically feasible, request its transmission to another controller (data portability).
- Withdraw consent at any time, where processing is based on consent.
- Not be subject to decisions based solely on automated processing, including profiling, that produce legal or similarly significant effects on you, except as permitted by law.
- Lodge a complaint with the UAE Data Office.
To exercise any of these rights, contact us at priya@grandchoicerealestate.com. We may need to verify your identity before responding. We will respond within the timeframe required by the PDPL. Exercising your rights is free of charge, except where requests are manifestly unfounded or excessive.
10. Marketing Communications
We send marketing communications only where we have a lawful basis to do so. You can opt out at any time by:
- clicking the "unsubscribe" link in any marketing email;
- replying "STOP" to a marketing SMS or WhatsApp message; or
- emailing priya@grandchoicerealestate.com, stating which communications you wish to stop.
We respect the requirements of the UAE Telecommunications and Digital Government Regulatory Authority (TDRA) regarding unsolicited electronic communications. Even after you opt out of marketing, we may continue to send transactional and service messages relating to your active enquiries, viewings, contracts, or legal obligations.
11. Data Retention
We retain personal data only for as long as necessary for the purposes set out in this Policy, taking into account:
- our contractual relationship with you;
- our legal and regulatory obligations, including the AML record-keeping obligation to retain KYC and transaction records for at least five years from the end of the business relationship or transaction;
- our need to defend legal claims, taking into account applicable limitation periods;
- the expectations of regulators such as RERA and the Dubai Land Department.
When personal data is no longer required, we securely delete or irreversibly anonymise it.
12. Data Security
We implement appropriate technical and organisational measures to protect personal data against unauthorised access, alteration, disclosure or destruction. These measures include access controls, encryption in transit, secure cloud infrastructure, periodic backups, training of our staff, and contractual security obligations on our service providers.
No method of transmission or storage is fully secure. In the event of a personal-data breach that is likely to result in a risk to your rights and freedoms, we will notify the UAE Data Office and, where required, affected individuals, in accordance with the PDPL.
13. Children's Privacy
Our services are intended for individuals capable of entering into binding contracts under UAE law. Property transactions in the UAE generally require parties to be at least 21 years of age. We do not knowingly collect personal data from individuals under 18. If you become aware that a minor has submitted personal data to us, contact us at priya@grandchoicerealestate.com and we will take appropriate steps to delete it.
14. Cookies and Similar Technologies
Our website sets no cookies of its own and carries no analytics, advertising or session-recording technology, which is why you are not asked for cookie consent when you visit it. Some pages may embed content served by another company, such as a map, and that company may set cookies of its own when its content loads. Full details, and how to control cookies in your browser, are set out in our Cookie Policy at [PLACEHOLDER — website URL not set]/cookie-policy.

We may update this Policy from time to time to reflect changes in law, technology or our operations. The "Last updated" date at the top of this Policy indicates when it was last revised. Where the changes are material, we will notify you through our website or by other appropriate means.
