The Oasis sits at the upper end of what we handle, and the units we take on there are villas rather than apartments. At this level almost none of the value is in the specification, which is broadly consistent across the community. It is in the plot.

The plot is the asset

Two villas of the same type, the same size and the same finish can be a long way apart in value because one backs onto water and the other backs onto a neighbour. Frontage, orientation and what the rear boundary faces are the three questions to settle before anything else — and they are questions a floor plan answers badly and a site visit answers immediately.

What low density buys you

A lower-density master plan changes the daily experience more than the brochure suggests: fewer cars on the internal roads, more distance between the built envelopes, and a green and water network that is used rather than photographed. It also narrows the resale pool, which is worth knowing before you buy rather than after.

Discretion tends to matter to both sides of a transaction at this end of the market, and a lot of what moves is never publicly listed. If you are buying, being on a named list is worth more than watching a portal; if you are selling, a quiet process protects the price history you will negotiate against later.
